Access Statement for The White Cottage

Introduction
The White Cottage is set on a hill with beautiful views over countryside. Due to the hillside location of the property it is, unfortunately, not easy for a wheelchair carrying a passenger to negotiate all of the steps involved. Please ask us more to see if there is any way round this. The property comprises of two buildings - the main cottage and an annex which is a separate building and is along the garden path. All of the rooms are en-suite and both buildings have their own car parks.

The White Cottage
As we are approached, by driving up Marston Hill, towards Cranfield, the cottage is the first residence on the right with the car park just before The White Cottage. The car park is graveled, but at the front there is a strip of tarmac which is 1½metres wide and leads to the front path. There are two steps 20cm high leading to an archway 85cm wide. The path then widens to 3m and has a wall between the cottage and the road. 7m then step 20cm high, 4m then step 20cm high, 1½m then step 20cm high, 7m, front door on right. Opposite the front door is a gateway which is not used as it has 3 steep steps down to the path. Steps - 16cmH x 30cm deep. 18cmH x 26cm deep, 19cm to path level space between bottom step and front door 90cm.

· Step to front door 30cm high .Front door 90cm wide to entrance hallway 1m x 1½m. All guests are given a front door key and bedroom door key to come and go as they wish. Flooring area fitted in coir matting.
· Door 76cm to main hallway, which is carpeted, as are all the floor areas in the cottage.
· Opposite this door is a door, 73cm wide, to the only downstairs bedroom which is a single. Bed 48cm high and 90cm wide. In the corner of the room is a circular shower. This is 1m deep and the doors open to 46cm. The tray is 24cm high and shower cubicle has a handrail. Vanity unit washbasin in the room, door to separate en-suite wc. A window, with wooden Venetian blind and curtains, overlooks the patio and garden.
· To the left of the hallway is the guests' lounge with 2 large comfortable settees and armchair plus 2 more side chairs.
· To the right a public WC and cloakroom.
· Step 19cm, with handrail, to dining room. Circular oak table with centre pedestal, under space of 70cm with sturdy carver chairs. French doors opening 1m wide onto large curved step23cmhigh and onto large patio and gardens, sheltered and dug out from the hillside.
· Dining room fire door 72cm wide leads to a snug area and stairs to first floor.
· 2 stairs 22cm high, flat area 90cm x 90cm. Left turn to 8 stairs each 22cm high x 90cm wide
· Flat area 90cm square. Fire door to landing 90cm wide. Landing has emergency lighting in case of power failure. All upstairs bedrooms have wired alarm system connected to downstairs and vice versa.
· Fire door to first double bedroom. Standard double framed bed. Mirrored wardrobe doors. Door to large bathroom with bath and shower, wc and washbasin.
· Airing cupboard.
· Fire door to second double bedroom. Standard double divan bed. Door to en-suite with shower, wc and washbasin.
· Fire door at end of corridor to single / twin bedroom. This bedroom can have the twin beds pushed together should a wider than double bed be required. Door to large en-suite with shower, wc and washbasin.

The Annex
The annex is further up the hill and is reached after passing the main car park, the cottage and a long garden fence. The annex is a single storey building and is on the right accessed by a wide gap in the fence which leads to a very large graveled car park which has automatic lights which come on dawn to dusk. A wooden gate leads from the gravel to a concrete path approx.3m long to a step 18cm and a concrete platform 90cm x 90cm. On the left is the front door, step 30cm high, doorway 73cm wide. On the other side of the concrete platform is a path with a handrail and two steps one 24cm and the other 18cm high. A path leads down the garden to steps and the cottage
· Kitchenette 2m long access width 98cmcm. Laminate wood flooring. This kitchenette had a sink, microwave, fridge, toaster, kettle, crockery etc.
· Door 73cm wide to double bedroom. Standard double divan bed. En-suite bathroom, shower, washbasin and wc.
· A second door, 73cm wide, leading from the kitchenette has a single divan bed.
Anyone in the annex can walk down to the main cottage through the garden, approx20m, which is illuminated when the light is fading. The path has an archway over it which is 72cm wide.
At the end of the path is a wall and handrail where there are 5 steps 23cm high and 16cm deep a platform 1.8m square then two steps 23cm high and 26cm deep. These lead to the garden patio opposite the double French doors of the lounge.

The garden is pretty and well stocked and behind the formal garden is an area of an acre which is laid to lawn. It is fully fenced and gated for the safety of children and pets. Paddock, with horses, adjoin the boundaries of the garden - these belong to our neighbour.
